Propuesta de un modelo para integrar la metodología BIM 4D y 5D con la gestión de proyectos en el sector inmobiliario de Antofagasta, Chile.

Abstract

En el presente artículo se esboza la investigación con el entregable “Documento compuesto por un escrito conteniendo el modelo Integrador de BIM 4D y 5D con la Gestión de Proyectos inmobiliarios y un video explicativo de la operatividad de la integración metodológica aplicada a las fases de planificación y control”. Con el objetivo de diseñar un modelo para integrar la Metodología BIM 4D y 5D con la Gestión de proyectos inmobiliarios, en las fases de planificación y control, en el contexto de Antofagasta, Chile. En otras palabras, Este documento parte de una buena definición del alcance definiendo su desglose del trabajo, luego a través de un modelo arquitectónico 3D de la construcción, creando y añadiéndole la programación al modelo y luego el adjuntarle el presupuesto todo ello en una plataforma virtual multiusuarios que contiene la información de diseño, pudiendo llegar a integrar las cubicaciones de los elementos, su característica física hasta su proveedor. La definición de la investigación se realizó bajo el estudio del caso de YIN 2002. Esta se diseñó utilizando un caso acoplado con dos unidades de análisis; La Universidad Católica de Norte y Empresas Constructoras del sector inmobiliario.

In the present article the investigation with the element “Member of BIM 4D and 5D with the management of real estate projects and an explanatory video of the operation of the methodological integration applied to the phases of planning and control” is shown. With the objective of designing a model for the BIM 4D and 5D Methodology with the management of real estate projects, in the planning and control phases, in the context of Antofagasta, Chile. In other words, this document is a good definition of the scope that defines the design of the work, then through an architectural model. 3D construction, creation and addition to the model and then the entire budget on a platform that contains multi-users. The design information, being able to reach the cubicles of the elements, its physical characteristic up to its supplier. The research was conducted in the real estate construction sector of the Antofagasta region, Chile. The definition of the research was carried out under the case study of YIN 2002. The research was designed using a case coupled with two units of analysis; The Catholic University of North and Construction Companies of the real estate sector.
